"HPOZ"

Design + Build

Spaulding Square House,

Los Angeles

This project consists of an approximate 2000 square-foot single-story home, located in the protected neighborhood of the Spaulding Square "HPOZ" (Historic Preservation Overlay Zone) within the center of Los Angeles. It is a Period Home and has been thoughtfully and creatively added on to and developed over the past 21 years by WSLA and the owner, a Music Executive here in Los Angeles.

Spaulding Square is a neighborhood with over 150 contributing homes that preserve the quality and monitor the development of the properties that were originally constructed between 1916 and 1924. This particular home included both interior and exterior modifications along with a complete landscape, pool-spa and entry design.

The most recent renovations included a complete redesign of the kitchen and master suite as well as whole house upgrades and improvements that included vaulted ceilings and specialty finish carpentry. The home although modest in size is extremely comfortable due to the efforts to maintain the flow and the character of the original home. The kitchen opens up with pocketing slider doors to the rear yard and multi slide windows offer another opportunity to let the inside-outside connection become more seamless.

The exterior rear yard was given a recent refresh with an extensive update to the pool and deck areas as well as the kitchen exterior patio materials and landscaping that included new fire pits, new pool & spa uinishes and a new patio and side yard designs. WSLA, through its construction company Formworx Design Build, Inc. ensured that all of the design intent would find its way into the final result through a dedication to high craft and attention to detail.

The owner, a fine art enthusiast has used the home as a means to showcase his art collection which enhances the experience of the home and strives to set the bar of quality and fine living in this very charming neighborhood in Los Angeles. Our goal has always been to have the visitor and especially the owner to be transported to a simpler time with all of the modern comforts introduced tastefully throughout the home and property.
